Performance Standard PACE staff will utilize the EPA’s Energy Star Portfolio Manager to determine the energy performance rating of business facilities. For buildings that are not eligible to receive an energy performance rating, buildings will be benchmarked against the national average source data provided by Portfolio Manager for similar building types.
- Facilities must achieve an Energy Star Portfolio Manager rating of at least 75 (out of 100). Such facilities are eligible to become Energy Star rated buildings. A rating of 75 could earn four points out of a possible 18 points for LEED Existing Building: Operations and Maintenance.
- Facilities that are not eligible to receive an energy performance rating using Portfolio Manager must demonstrate energy efficiency at least 21% better than the average for typical buildings of similar type based on national average source energy data provided by Portfolio Manager. A 21% reduction could earn one point out of a possible 18 points for LEED Existing Building: Operations and Maintenance.
Prescriptive Measures PACE will work with businesses to develop an implementation plan with prescriptive measures intended to move them significantly towards the performance standard. The implementation plan will be customized to address the needs and opportunities specific to the business. Businesses will be required to submit documentation to PACE that demonstrates completion of the implementation plan measures.
Potential measures to be included in the implementation plan include:
- Work with PACE to identify and implement the highest priority energy efficiency measures
- Work with PACE to develop an education plan for employees to promote adoption of energy-saving practices
- Replace all T12s fluorescent lamps with T8s or T5s
- Replace all halogen PAR lamps (track lighting, recessed lighting, flood lighting) with CFL or LED PAR lamps
- Retro or re-commission building
- Weatherize window and door areas
- Replace single-pane windows with double/triple-pane windows
- Increase R-value of insulation in walls and floors based on ASHRAE 90.1 2007 standard
- Install renewable energy source or engage in a renewable energy contract to provide at least 15% of the building’s electricity from renewable sources
